The Department of Tourism has designed an exclusive package to convert heritage buildings in the State for tourist accommodation by giving incentives and financial assistance to approved projects. This scheme will not only preserve Kerala's traditional architecture but will also offer tourists a taste of the authentic Kerala lifestyle which is becoming highly popular across the world. Besides it would also give the investors an opportunity to help protect the heritage of the State, promote hospitality and in the process make huge profits as well. A database of heritage properties available for sale in the State will be created and registered for the benefit of potential investors by the Department of Tourism.
Project requirements
If you have a heritage home more than 50 years old that can be turned into a profitable hospitality centre, then you can send in your application for approval. An expert committee will approve the project after meticulous appraisal of the authenticity and feasibility of the venture.
Documents required
- Proof of ownership/lease of the building (Power of attorney holders may submit necessary papers as proof).
- Location plan showing access to the building from the major roads (need not be to scale).
- Plan, elevation and section of the existing building.
- Plan, elevation and section of the building incorporating the proposed alteration, certified by a qualified engineer.
- Site plan to scale showing the open spaces available on all sides of the building in the plot.
- Estimate of the proposed renovation certified by a qualified engineer.
- Photographs of the building, including interiors.
- The department has prescribed regulatory conditions to be abided by promoters of approved projects. The promoters should furnish the acceptance of these regulatory conditions in the prescribed form. The regulatory conditions and proforma of acceptance is appended along with the application proforma.
Application procedure
Your application form should be submitted in the prescribed format available at the Department of Tourism, accompanied by a non-refundable fee of Rs. 500/- in the form of a Demand Draft favouring the Director, Department of Tourism, Government of Kerala.
Incentives & Supports
- Project approved by the Deparment of Tourism will be eligible for investment subsidy up to 25% for renovations, subject to a maximum of Rs. 5 lakhs
- Financial assistance for the project through loans from financial institutions like Kerala Financial Corporation and nationalised banks
- Concession in electricity charges
- Guidance and publicity support from the State Government
